Seamus, I am an urban geographer and have spent a long time researching housing prices all over So. Calif. just got back from Ventura 2 weeks ago and Ventura proper (not in the boonies) is as expensive as much of the housing here in L.A. gets now. I just bought my first house in January out here in northern Glendale and I commute to my job in West Los Angeles an hour away. We paid $365,000 for an 865SF 2 bedroom 1 bath (it does have a yard bigger than my house and a detached garage) and this was after many months attempting to buy in Redondo Bch where we finally realized we just couldnt financially afford/compete for the housing there. West L.A. the prices are unbelievable at like $450,000 for a 60 year old 2BR/2BA and up. Parts of West L.A. go for no less than $500,000 for just a small house and in some zipcodes the houses have a median price in the $1 million range. It is really tough to stay near the coast in Southern Calif. for less than $500,000 unless you wanna move to one of the "bad" neighborhoods - in the hood you can still find houses for $200,000 (even less) but in "good" neighborhhoods where you feel safe raising the family you are looking at $400,000 in the outskirts (like where I live) and $500,000 the West L.A. area and maybe you can get a broken down cracker box in Redondo for just under $450,000.
