It's more of an off-shoot of the collegiate Berkeley area than the gritty & dangerous parts of Oakland you hear about on the news. I briefly looked at buying a house in Oakland, but decided I didn't want to drive through hellish war zones every day just to get to my (relatively) nice 'hood. Turned out to be a good decision as there was a double murder a couple days ago just down the street from a house I looked at.
